The House Nobody Else Would Touch. Bonnie Lane, Charles County

I was working with a seller on Bonnie Lane when a neighbor walked over and asked for some advice. From the outside, the house looked like a solid home. Inside, years of living with several large dogs had left real damage flooring, walls, windows. The owner needed to move on but wasn’t sure what the home was worth in that condition or how to get there.

I made them a cash offer on the spot. It was honest, and it wasn’t enough to reach their goal. So instead of stopping there, I brought the property to my investor network and listed it publicly to find the right buyer for an as-is sale. We found one. They sold, covered what they needed, and moved on to retirement with less hassle and more money than a rushed cash deal would have put in their pocket.

Five Contracts, Three Title Companies, Zero Margin for Error King George County, VA

This was the most complicated deal I’ve ever been part of. My seller’s purchase was contingent on the sale of their current home which was contingent on another sale which was contingent on two more. Five homes total. Five agents. Three title companies. All of them had to close on time for any single piece of it to work.

My broker said it wouldn’t happen. Others agreed. I spent weeks coordinating hundreds of calls across all five agents and three title companies, keeping every party informed and every piece moving. We closed on time. I’m licensed in Virginia for exactly these situations: sellers in King George County often need an agent who knows both sides of the Potomac and isn’t afraid of the complicated ones.

The Original Homeowners Pinefield, Waldorf

Two of my closings this year were in Pinefield, a neighborhood in Waldorf where some families have owned their homes since the 1970s. Both sellers were original homeowners. Both deals were emotional decades of memories, kids who grew up in those houses, families working through what comes next after a very long chapter.

These were some of the most meaningful closings I’ve had. They were also where I met two of my new best friends: Good Boy Gabe and Molly Girl. I love dogs. They figured that out pretty fast.

Getting His Kids Into the Right Schools Ellicott City, MD

One of my earliest clients came back to me when his family was ready to move up. The goal: a home in Ellicott City so his kids could attend the schools he wanted for them. The budget was $1.3 million. Ellicott City is one of the most competitive markets in Maryland right now limited inventory, strong buyer demand, not a lot of room for hesitation.

We found the right home. He and his family are in. That’s what a long-term relationship looks like.
