Southern Maryland is military country, but that doesn’t make it easy. Good homes near Pax River and Indian Head go under contract fast. If your VA paperwork isn’t ready and you don’t have a local agent who can move quickly, you’ll lose the house.

PCS Southern Maryland: Which Base Are You Assigned To?
NAS Patuxent River (Pax River)
Naval Air Station Patuxent River is the largest employer in Southern Maryland, with more than 22,000 military and civilian personnel. It sits in Lexington Park, St. Mary’s County, and the surrounding communities have seen military buyers and VA loans for decades.
Where Pax River buyers typically look: Lexington Park (closest to base, widest price range, $250K–$450K), California MD (newer construction, 15 minutes from gate), Leonardtown (historic, tight inventory, good resale), Lusby and Solomons in Calvert County (waterfront options, 20-minute drive), and La Plata in Charles County (40–50 minutes but significantly lower prices for more space).
Indian Head Naval Surface Warfare Center
Indian Head NSWC is on the Potomac River in Charles County. Buyers assigned here have more choices at lower price points than Pax River. Waldorf — about 15 miles north — is one of the most active real estate markets in the region with inventory ranging from $280K to $600K+.
Where Indian Head buyers typically look: Waldorf (largest inventory, quickest commute from the north side), La Plata (county seat, quieter, strong school zone), Bryans Road (5 minutes from base, limited inventory), White Plains, and the Pomfret area.
Joint Base Andrews
Andrews is in Prince George’s County on the northern edge of our coverage area. Buyers wanting to stay within 30–35 minutes of base without paying Prince George’s prices often look at northern Charles County: Brandywine, Accokeek, and the Bryans Road corridor.

What the Market Looks Like Right Now
Whether your PCS Southern Maryland orders are for Pax River or Indian Head, you’re landing in a market with consistent demand. In Charles County, median sale prices run roughly $350,000–$420,000. St. Mary’s County, especially near Pax River, runs $340,000–$470,000 for comparable homes. Well-priced homes in good condition typically go under contract within one to two weeks.
The area has seen enough military buyers that listing agents understand VA loans. Appraisal timelines, MPR requirements, and the funding fee are not surprises to most sellers. What matters more than your loan type is the strength of your offer — terms, timeline, earnest money — and having an agent who communicates well with the listing side.

VA Loans for Your PCS Southern Maryland Move
Get your Certificate of Eligibility (COE) before you start searching. Your lender can pull it, or you can get it directly through VA eBenefits. Sellers want to see a full pre-approval, not just a pre-qualification letter.
VA appraisals have Minimum Property Requirements (MPRs). Peeling paint, roof issues, broken windows, water damage, and safety hazards can pause a VA transaction. Knowing which homes are likely to pass MPR review before you write an offer saves weeks.
The VA funding fee applies in most cases, ranging from 1.25% to 3.3% of the loan amount. It can be rolled into the loan. Veterans with a service-connected disability rating may be exempt — confirm with your lender before closing.
On competing in multiple-offer situations: VA buyers can and do win competitive offers here. Clean terms, right earnest money, honest timeline, and a direct call from me to the listing agent explaining the buyer and the loan. It works more often than people expect.

Schools and Commute Times
Charles County Public Schools and St. Mary’s County Public Schools both perform above Maryland state averages. If you’re moving with school-age children, the specific school zone matters — boundaries shift and they affect resale. Tell me the grades and I’ll factor that in from the start.
Realistic commute times: Waldorf to Indian Head 15–20 min. La Plata to Indian Head 20–25 min. Lexington Park to Pax River gate under 10 min. California MD to Pax River 15 min. La Plata to Pax River 40–50 min (Route 234/235 traffic). Brandywine to Andrews 25–35 min.
