Right now, buyers in Charles County are pickier than they were two years ago. Updated, move-in-ready homes sell. Homes that need work sit.

St. Mary’s County has the tightest inventory in the tri-county area, with a 1.9 months of supply and 20 average days on market in July 2026 (median sold $424,450). Military-driven demand near NAS Patuxent River creates a stable rental base that buy-and-hold investors should take seriously. This is the most predictable rental market in Southern Maryland.

Calvert County sits at a $492,500 median sold price with 23 days on market and 2.6 months of supply as of July 2026. Smaller and quieter than Charles County, with vacation rental potential from waterfront and water-access properties. Less competition from other investors, but also fewer deals.

Prince George’s County had a July 2026 median sold price of $449,870 with 36 days on market and 3.2 months of supply. Closest to Washington DC, which supports long-term appreciation. More competition from DC-area investors and higher entry costs than the tri-county market.

Anne Arundel County is the highest-priced market I cover, with a $551,000 July 2026 median sold price and 25 days on market. Strong suburban demand and proximity to Annapolis and Baltimore. Investment deals exist here but require more searching in a competitive market.

Howard County is the outlier in my service area. While most of the region has normalized into a balanced market, Howard County remains firmly in seller’s market territory. Homes are going over asking and selling in under a week. If you are an investor looking at Howard County, you need to be ready to move fast with competitive offers.
