Meet James Armel

Southern Maryland Real Estate Agent, Investor, and Community Member

I’m James Armel, a licensed real estate agent and active property investor with over 10 years of experience helping homeowners buy and sell across Southern Maryland and Northern Virginia. I’m not just someone who works here — I was born and raised in Waldorf, and I’ve lived in Prince Frederick, Lusby, and Annapolis. Southern Maryland isn’t just my market, it’s my home.

A Local Perspective No Algorithm Can Replicate

I’ve lived in Charles County, Calvert County, and Anne Arundel County. I know the difference between neighborhoods not from a data sheet but from personal experience — the parks, the commutes, the community feel, the schools, the hidden gems. When I tell you what your home is worth or where to buy, it comes from someone who has actually lived that market, not just studied it.

Accurate Pricing Backed by Real Investment Experience

For over 7 years I’ve been an active real estate investor, buying, evaluating, and selling properties with my own money on the line. When you price a home wrong as an investor, you lose money. That discipline and accuracy is what I bring to every client I work with. My valuations aren’t flattering guesses — they’re honest assessments based on real current data, recent neighborhood sales, and your home’s actual condition.

If a traditional listing isn’t the right fit for your situation, I also buy homes for cash and have my own network of cash buyers. That gives my clients options most agents simply can’t offer.

Every Client Is More Than a Transaction

I got into real estate because I love people and I love this community. The majority of my clients become lifelong friends — and that’s not an accident, it’s how I approach every relationship. I understand that buying or selling a home is one of the biggest financial and emotional decisions of your life. You deserve straight answers, honest advice, and an agent who is fully invested in your outcome — not just the commission.

I don’t disappear after closing. Long after the transaction is done I’m still here — as a friend, an advocate, and an advisor for all the questions and decisions that come with owning a home. Whether you need a contractor recommendation, advice on a refinance, or just want to talk through your options — I’m a phone call or text away.

Every Situation, Every Property Type

No two home sales are the same. Over the past decade I’ve worked with homeowners across every type of situation and property:

  • First time sellers navigating the process for the very first time
  • Military families managing PCS moves in and out of the region
  • Downsizers and empty nesters ready for the next chapter
  • Investors and flippers looking for their next opportunity
  • Families handling estate sales and inherited properties
  • Sellers navigating divorce or the loss of a loved one
  • Waterfront and luxury properties requiring specialized marketing and valuation
  • Homes needing updates, significant repairs, or full renovations
  • Hoarder homes, teardowns, and new construction
  • Sellers who need to move fast or sell as-is

Whatever your situation, I’ll give you an honest assessment of your options and a clear plan to move forward. My marketing approach adapts to every property — professional photography, virtual tours, and video are standard on every listing because cheap marketing costs sellers money.

Waterfront and Special Properties

Southern Maryland is home to some of the most beautiful waterfront properties on the East Coast. Homes along the water require careful valuation and marketing that accounts for shoreline features, views, water access, and location nuances specific to our region. I understand what waterfront buyers are looking for and how to position these properties to attract the right audience and achieve maximum value.

I also work with historic homes, architecturally unique properties, and luxury residences across Charles County, Calvert County, St. Mary’s County, Prince George’s County, and Anne Arundel County — each requiring a tailored strategy rather than a one-size-fits-all approach.

Southern Maryland community real estate

Rooted in the Southern Maryland Community

I’m the President of the Pinefield Civic Association in my neighborhood — because being part of a community means more to me than just living in it. I volunteer with Solomons Mission and Meals on Wheels, and I actively support small local business owners across Southern Maryland. I believe strong neighborhoods create lasting value for homeowners and I’m committed to doing my part to keep this region a place people are proud to call home.

When I’m not working you’ll find me exploring everything Southern Maryland has to offer. Visiting locally owned businesses and farms, having family over to the house, spending time with my love Audrey, and walking the parks with my three dogs, Blue, my Lab mix, Piper, my Golden Retriever, and Bella, my German Shepherd. I share a lot of those adventures on social media because I genuinely love this region and want others to see what makes it special. Follow along for a real look at the Southern Maryland I know and love.
