Charles County has the most inventory and the slowest pace, which gives buyers more time and more choices. St. Mary’s County is moving fastest at 21 days on market, meaning competitive offers and less room to negotiate. Calvert County sits in between on pace but carries the highest median price, reflecting the waterfront and Bay-access premium buyers pay throughout the county.

Charles County Home Prices: The Most Affordable Entry Point

At a median sold price of $450,000, Charles County offers the most affordable Southern Maryland home prices of the three counties. That median buys substantially more space than the same budget gets in Northern Virginia or Prince George’s County. The 39-day average days on market also gives buyers more time to conduct due diligence and negotiate terms than in the other two counties.

At or near $450,000 in Charles County, buyers typically find:

  • A four-bedroom brick colonial in Waldorf or White Plains with 2,200 to 2,800 square feet and a two-car garage
  • A newer construction single-family home in the St. Charles Highlands or St. Charles Gleneagles communities
  • A larger-lot home in La Plata on a half-acre or more, often with a finished basement
  • A rambler or split-level in Waldorf’s established neighborhoods at the lower end of this budget, with room to update

Charles County’s 628 active listings in June 2026 give buyers real choices. The sold-to-list-price ratio of 98.9% means sellers are getting close to asking price, but there is more room to negotiate here than in St. Mary’s County. The county seat is La Plata, which has grown significantly over the past decade and now has restaurants, shops, and services following the rooftops. Indian Head and Bryans Road along Route 210 offer lower price points with Potomac River access.

Calvert County Home Prices: Paying for the Bay

Calvert County’s median sold price of $499,900 in June 2026 reflects a consistent Chesapeake Bay premium. Buyers who choose Calvert are typically paying more per square foot than they would in Charles County, but they are also getting access to the Chesapeake Bay, the Patuxent River, and one of the most distinctive geographic settings on the East Coast. For buyers specifically interested in waterfront homes in Southern Maryland, Calvert County is the natural starting point.

At or near $499,900 in Calvert County, buyers typically find:

  • A single-family home in Chesapeake Beach or North Beach within walking distance of the Bay or the boardwalk
  • A four-bedroom colonial in Prince Frederick or Dunkirk, the county’s fastest-growing suburban corridor
  • A townhome or smaller single-family in Solomons or the Lusby area, often with community waterfront access
  • Larger homes in Huntingtown or St. Leonard on wooded lots with more privacy

Calvert County had 297 active listings in June 2026 and an average of 23 days on market. One number worth noting: the median sold price dropped 8.3% year over year compared to June 2025’s $544,950. That 2025 figure was a high-water mark driven by extremely tight inventory. The 2026 number is more typical of Calvert County’s long-term range and should not be read as a distressed market. The year-to-date median of $475,000 gives a more representative picture.

St. Mary’s County Home Prices: The Fastest-Moving Market

St. Mary’s County had the strongest price appreciation of the three counties in June 2026. The median sold price of $489,000 was up 9.3% from June 2025’s $447,320, and the 21-day average days on market is the fastest of the three counties. If you are buying in St. Mary’s County, you are competing in the tightest market in Southern Maryland.

The primary driver is NAS Patuxent River. The base employs thousands of military and civilian personnel, many of whom need to be within commuting distance of the flight line. That steady demand keeps Lexington Park and surrounding St. Mary’s County communities moving even when other markets soften. Military PCS cycles bring a consistent wave of qualified buyers and sellers throughout the year.

At or near $489,000 in St. Mary’s County, buyers typically find:

  • A newer four-bedroom home in Wildewood or California, Maryland, the primary residential community near the base
  • An established colonial in Lexington Park with a finished basement and a large backyard
  • A single-family home in Leonardtown, the county seat, near the historic district and the wharf
  • Waterfront or water-access properties in Ridge, Piney Point, or along the St. Mary’s River at the higher end of this range

St. Mary’s County’s sold-to-list-price ratio of 99.5% is the highest of the three counties. That figure means sellers are getting within half a percent of asking price. Lowball offers do not work in this market.

How Southern Maryland Home Prices Compare to the Rest of Maryland

Maryland Realtors reported a statewide median sold price of $430,000 for September 2025, the most recent statewide figure available. All three Southern Maryland counties are now priced above that statewide median, which reflects the region’s continued growth. Five years ago, Charles County in particular represented a significant discount to the statewide median. That gap has closed.

Compared to Washington-area suburbs, Southern Maryland home prices still represent strong value. The same $450,000 to $500,000 budget in Montgomery County or Fairfax County buys significantly less space. The tradeoff is commute time for buyers working in DC or Northern Virginia, but for remote workers or anyone tied to the bases and government installations in the region, Southern Maryland delivers more home per dollar than almost anywhere else in the metro area.

What These Southern Maryland Home Prices Mean If You Are Buying in 2026

With 30-year fixed mortgage rates sitting in the mid-to-high 6% range as of fall 2026, a $450,000 purchase with 5% down and a 6.75% rate produces a principal and interest payment of roughly $2,790 per month before taxes and insurance. At 10% down, that drops to about $2,630 per month. Your actual rate depends on your credit score, loan type, and lender. Understanding buyer closing costs in Maryland is also an important part of budgeting before you make an offer.

Southern Maryland home prices have not corrected sharply. Sellers across all three counties are receiving between 98.8% and 99.5% of original list price. If you are waiting for prices to drop significantly, the current data does not support that expectation. A better strategy is to get pre-approved, understand your target county’s pace, and be ready to move when the right property comes up. First-time buyers should also review available Maryland homebuyer assistance programs that can offset some of the upfront costs.

Frequently Asked Questions: Southern Maryland Home Prices

What is the median home price in Southern Maryland?

Based on June 2026 Bright MLS data, median sold prices in Southern Maryland were: Charles County $450,000, Calvert County $499,900, and St. Mary’s County $489,000. These figures are from the Southern Maryland Association of Realtors and were published July 7, 2026.

Which Southern Maryland county has the lowest home prices?

Charles County has the lowest median sold price of the three Southern Maryland counties at $450,000 as of June 2026. Charles County also has the most inventory at 628 active listings and the most days on market at 39 days, which gives buyers more choices and more time to negotiate than in Calvert or St. Mary’s County.

Are Southern Maryland home prices going up or down in 2026?

It depends on the county. St. Mary’s County prices rose 9.3% year over year in June 2026, driven by NAS Patuxent River demand. Charles County was essentially flat, down 1% year over year. Calvert County showed an 8.3% decline compared to June 2025, but that compares against an unusually high 2025 peak rather than indicating a distressed market. The year-to-date Calvert median of $475,000 is more representative of the market’s normal range.

How long does it take to go from offer to closing in Southern Maryland?

Average days on market in June 2026 were 39 days in Charles County, 23 days in Calvert County, and 21 days in St. Mary’s County. That is the time from listing to accepted contract. Add 30 to 45 days for a typical settlement timeline after going under contract, so a buyer entering the market today should budget 50 to 85 days from first offer to keys, depending on the county and loan type.

Is it a good time to buy a home in Southern Maryland in 2026?

Sellers across all three counties are receiving between 98.8% and 99.5% of their original asking price, which means the market is not soft enough for buyers to find significant discounts. Mortgage rates are in the mid-to-high 6% range. For buyers who plan to stay five or more years and have stable income and a solid credit score, the market fundamentals in Southern Maryland are sound. Waiting for a sharp price correction in a market with this level of demand has historically not produced better results.
